The proposed project comprises two different parcels, fronting three different streets and holding two different land use zoning. While maintaining the independent use and character that relates to each zoning, the Mei Hua Center is still creating a controlled synergy between the Commercial areas with the Residential area. The commercial spaces have access and exposure to Valley Boulevard while keeping a secondary access from San Gabriel Blvd. The residential area access is from Gladys Street providing a pedestrian connection, through a security gate, to the Commercial areas ‘main courtyard. The courtyard operates as well as “green buffer “between the two different land uses.

To minimize traffic impact and maximize parking efficiency, the project proposes an underground parking facility with access from Gladys Street and an exit on San Gabriel Boulevard. Despite the parking being located underground, the project ensures a functional separation between residential and commercial parking areas. A loading zone adjacent to a service elevator provides access to workspaces.

The project emphasizes the use of open spaces, not only through landscaped areas at ground level but also by incorporating numerous rooftop terraces and balconies at various levels. The architectural design harmonizes the two land uses by creating shaded areas with pergolas and awnings, complemented by a carefully selected, cohesive color palette.
