Tecate - Provensalia de Los Girasoles

This mixed-use development is situated on an elongated parcel of land, located along a main road in the city of Tecate. The vehicular circulation within the development is structured around a winding main boulevard, from which access is provided to the various uses.

The commercial village, as well as the affordable housing area, are located close to the existing road on the mostly flat portion of the site. The commercial village incorporates a variety of uses, creating an urban landscape. Within its boundaries, the project includes commercial areas, a gas station, an educational zone (with sports facilities and multi-level teaching spaces), a community center, and supporting government offices (including police, fire stations, and more).

Situated along the main boulevard, the project integrates two primary architectural components. The first is an expansive Entertainment Center, designed to house bingo halls, a theater for live musical performances, and a restaurant and bar, all complemented by a hotel prominently positioned with frontage on a large, organized parking area. Adjacent to this, the design incorporates a state-of-the-art Retirement Center, meticulously planned to cater to the elderly community through three distinct levels of care: independent living, supervised care, and permanent hospital accommodations, ensuring a continuum of care within a thoughtfully designed environment.

The affordable housing area consists of small lots for single-family affordable units and a three-story apartment complex. Given that Tecate is known for emerging as a new wine-producing region in Mexico, the Vision Plan includes large areas designated for vineyards, where the natural topography is most suitable for this purpose.

Along the main boulevard, two significant activities are located: The first is a large Entertainment Center (featuring bingo areas, a theater for musical performances, a restaurant, and a bar) and a hotel with ample parking space. Following this, the proposal includes the creation of a major Retirement Center for the elderly, offering specialized care across three levels: Independent Living, Assisted Living, and Permanent Hospitalization.

The presence of the vineyard area, adjacent to these uses, acts as a buffer between them and a small boutique hotel, designed to accommodate tourists or visitors to the Retirement Center.
The final segment of the main boulevard provides access to a private club that includes sports and support facilities. This club will be an ideal component for the exclusive development of Single-Family Homes, situated on the higher elevation of the project site.
